About SAKURA HOUSE
Sakura House is a Tokyo-based property management company specializing in monthly rentals for non-Japanese residents. Established in 1992, we offer fully furnished accommodation, including share houses, guest houses (dormitories), and semi-apartments, and apartments, primarily in Tokyo, with select locations in Kyoto.
Our services are designed for international students, interns, travelers, and professionals who want a simple, flexible, and hassle-free way to live in Japan, supported by a multilingual team.
Unlike traditional Japanese real estate agencies, Sakura House is built specifically for non-Japanese residents:
- Multilingual Support: English-speaking staff available.
- No Guarantor Required: No Japanese guarantor or co-signer needed.
- All-Inclusive Stay Fee: Utilities and internet included. No security deposit, no key money, no agency fees.

We regularly organize cultural and social events to help residents connect and enjoy life in Japan.
Every month, we host a welcome party for residents who move in during that month. All residents are invited, making it a great opportunity for long-term residents to meet newcomers
In addition, we organize a variety of other events throughout the month.
Past events include cooking parties, tea ceremonies, karaoke nights, localfestivals, and house-opening parties.
We also host biannual group visits to Design Festa and collaborate with partnersto offer exclusive events for residents.

Accommodations
We provide several accommodation types to suit different lifestyles and budgets:
- Share Houses: Private rooms with shared kitchen, bathroom, and common spaces.
- Guest Houses (Dormitories): Shared rooms with shared facilities for budget-focused stays.
- Semi-Apartments: Private room and kitchen, with shared bathroom facilities.
- Apartments: Fully private units with your own kitchen, bathroom, and living space.
Yes. All rooms are furnished and equipped with air conditioning.
Rooms include basic furniture such as a bed or futon with linens, desk, chair, clothes rack, and storage (items may vary by room).
Shared kitchens are equipped with cooking utensils, microwave, refrigerator, and basic kitchenware. Common supplies such as toilet paper, dish soap, and trash bags are provided.
Laundry facilities vary by building. Some offer free-use machines, while others have coin-operated machines (typically ¥200 per load as of 2026).
Note: The actual condition and contents of each room take precedence over general descriptions.
- Bedding: Yes, included in all rooms.
- Towels: Not provided. Please bring your own.
- Toiletries: Shampoo, soap, toothbrushes, and other personal items are not provided. Convenience stores are located near all properties.
Yes. Internet access is included in the stay fee. In shared buildings, Wi‑Fi speed may vary depending on usage.
Most rooms have a single-size bed (100 × 200 cm). Some rooms offer semi-double or double beds.

Stay Period & Finding a Room
The minimum stay is one month in general. There is no maximum stay.
Short stays of 2–3 weeks may be available in limited cases, depending on building availability and season. Please contact us directly.
No. You do not need a Japanese visa to rent a room at Sakura House. You can stay with us on a tourist status or as a temporary visitor.
Please note that Sakura House does not provide visa sponsorship. Residents are responsible for ensuring their stay in Japan complies with immigration regulations.

Yes. Viewings are available for vacant rooms. If a room is occupied, we may still be able to show the shared areas of the building or other available rooms as a reference.
Reserving a Room
To reserve a room, you need to pay 30% of the first month’s stay fee (or the full amount for stays of one month or less). Reservations can be made online, including from overseas.
No. Sakura House does not require a guarantor.
Payments
The stay fee includes:
- Rent
- Utilities (electricity, water, gas)
- Internet
- Furniture and appliances
- Access to our in-house maintenance and management services throughout your stay
There are no additional or hidden fees such as deposits, key money, or agent fees.
Our pricing is monthly, so in general the price does not change if you are staying less than one month.
If you are staying with us for more than one month, but less than two, the remainder of your stay is calculated on a pro rata basis.
Important: Move-out notice must be submitted at least one month in advance.
Check-In
Please bring:
- Passport
- Residence Card/Zairyu Card (only needed if you have one)
- Remaining balance of your stay fee
Yes. You can register your Sakura House address on your Residence Card. At check-in, we provide a lease agreement that includes your name, room number, and the property address. You can use this document to complete address registration at your local municipal office within the required period after arrival in Japan.
All check-ins are completed at the Sakura House office in Shinjuku
